CORPORATE SCAMS
Each month the HBP Manager is contacted regarding suspected scams linked to businesses on or supposedly based at Hainault Business Park.
These enquiries relate to:
- Goods paid for but never delivered
- Clothing sales that were never dispatched
- Vehicles collected from around the country after payment was made
- Online vehicle sales using estate addresses
- Fraudulent use of legitimate business details
In every case, the first action taken by HBP is to verify the address provided by the complainant. This is done by checking the official HBP Business Directory.

WHY THE DIRECTORY MATTERS
The directory is not just a contact list. It is:
- A verification tool
- A protection mechanism for legitimate businesses
- A point of reference for customers, suppliers and enforcement agencies
- A safeguard against fraudulent misuse of estate addresses
If a business is not listed in the directory:
- A genuine customer may believe the company does not exist
- Authorities may struggle to verify legitimacy
- Investigations may be escalated unnecessarily
- You could lose potential clients who are trying to confirm your credentials
Quite simply, if your details are not recorded and up to date, you risk reputational and commercial damage.
FOLLOWING THE BID VOTE
After last year’s BID vote, many businesses asked to be kept fully informed about what HBP provides and how to access support.
To do that effectively, we require accurate and current information, including:
- Correct trading name
- Unit number
- Contact details
- Key contact person
- Nature of business
Without this information, we cannot communicate updates, security alerts, networking opportunities, training offers or estate-wide initiatives effectively.
WELCOME PACKS & NEW TENANTS
All new tenants to the estate receive a Welcome Pack requesting their business details for inclusion in the directory.
If you have recently moved onto the estate — or if your details have changed — please complete the form and return it to HBP as soon as possible.
